Cheap office space in Moscow: where to look

Renting cheaply in Moscow is realistic — the question is what you trade off. The rate depends on building class, district, metro proximity and fit-out, and you can economise consciously on each.

Where rates are lower

The most affordable segment is class C and B in mid and outer districts: former administrative buildings, converted industrial premises and business centres beyond the Third Ring. The gap with the centre can be twofold.

Other ways to cut the price

Consider shell-and-core space if you are ready to fit it out, upper or basement floors, courtyard-facing windows, and a longer lease — owners often fix a better rate from three years. Always check whether operating costs are included.

What not to save on

Do not sacrifice transport access, electrical capacity, ventilation or internet — fixing those later costs more than the rent difference.
