Buying an office as an investment

Buying office real estate in Moscow preserves capital and generates stable rental income. Commercial property traditionally yields more than residential.

Yield

Office yield depends on the building class, location and cap rate: the market average is 6–7.5% per year from rental flow. Premium towers offer a lower rate but steady asset appreciation; class B spaces deliver higher current yield.

What to check before buying

Assess the rental potential: metro proximity, building quality, demand for spaces of that size in the district. Verify the legal status, management company terms and operating costs. A unit with a sitting tenant is a ready-made rental business.
