A lease defines not just the rate but what you pay on top of it and on what terms you can leave. Here are the clauses that most often cause surprises.
The rate and what it covers
Check whether operating costs, utilities and VAT are included, and how indexation works — a fixed annual percentage or an inflation link.
Area and deposit
Compare the contractual area with the actual one and check whether a common-area coefficient applies. The deposit is usually one to two months' rent — spell out how and when it is returned.
Term, termination, repairs
Fix the notice period and any early-exit penalties, split responsibility for routine and capital repairs, and agree what happens to inseparable improvements on exit.
Handover
Sign a handover act with photographs of the condition — it protects you when returning the space.
